East Brainerd

A handyman membership for East Brainerd homes

East Brainerd is a community, not a town of its own. It sits east of Missionary Ridge, south of I-75 and up toward the Georgia line. Much of it lies inside Chattanooga city limits, while some pockets are still unincorporated Hamilton County. Today most people know it for its subdivisions, its schools and the shopping around Hamilton Place.

Most homes here went up in waves from the late 1980s to the early 2000s. That means many houses are now 20 to 35 years old. That is the age when builder-grade parts start to show wear all at once. Fortress Home Services helps with that through the Seasonal Plan. It costs $139 a month, $409 a quarter or $1,499 a year and includes four seasonal visits a year. Each visit is three hours of labor. We work through the season's checklist first, then turn to your list. You get a photo report every time.

Members save 10% on projects, including anything the visits don't include. An extra visit is $149 with up to one hour of work, if something can't wait. Materials are billed separately, and you can cancel with 30 days notice. A good first step is the $79 Fix-It Hour. You get one hour of small fixes and a full-home checklist with photos. Join within 7 days and the $79 is credited to your first month.

Homes in East Brainerd

Subdivision homes reaching their second and third decade

East Brainerd is a patchwork of subdivisions, not one planned community. You will see brick-front traditional homes, two-story vinyl houses, ranches and townhomes, many on cul-de-sacs. The median home was built around 1997. Some streets have mature trees, and newer sections have open lots. The land rolls with low ridges and shallow valleys, and South Chickamauga Creek runs through the area near Audubon Acres.

Homes from the 1990s tend to need the same things. Caulk around tubs and showers is often original and starting to crack. Door hinges sag and cabinet doors drift out of line. Smoke detectors need fresh batteries. Builder-grade towel bars and closet rods work loose. Rules differ from one HOA to the next, so paint touch-ups and outside upkeep can matter for keeping things up to your neighborhood's standard.

FAQ

East Brainerd questions

Is East Brainerd part of Chattanooga or Hamilton County?

Both, depending on the street. Much of East Brainerd is inside Chattanooga city limits, and some areas are still unincorporated Hamilton County. Either way, it is all part of our service area. If a project you have in mind needs a permit, check with the city or the county based on your address. Most of our small fixes happen inside the home and don't need one.

What wears out first in East Brainerd homes from the 1990s?

In homes 20 to 35 years old, we expect to see dried-out caulk in bathrooms and kitchens, sagging door and cabinet hinges, loose towel bars and worn weatherstripping. Drywall dings and nail pops are common too. These are the jobs a three-hour seasonal visit is built for. Bigger jobs, like replacing a lot of trim, get 10% off for members.

Do you help with HOA upkeep in East Brainerd subdivisions?

We can help with the small things that HOAs often care about, like paint touch-ups on trim and doors. Pressure washing and gutter cleaning are paid add-ons. We do not build decks or patios, and we don't do siding, roofing or drainage work. Your HOA's rules are set by your HOA, so check them before any outside changes.
