The first year in a home teaches you a lot. Doors that closed fine at the walkthrough start to stick. Caulk lines crack as the seasons change. Nail pops show up in the drywall. You also learn which filters need changing and how high the stairwell bulbs really are.
Fortress Home Services helps new owners get ahead of all this. If you bought new construction, we can help with small builder punch list items like touch-ups, trim and door adjustments. If you bought an older home, we can help with the little things the last owner left behind. Either way, our four seasonal visits help you build good habits for first year home maintenance. You don't have to know every task a house needs on day one. We bring the checklist.
First-year fixes we see often
- Nail pops and small drywall cracks
- Paint touch-ups from move-in dings
- Doors and cabinets that need adjusting
- Gaps in caulk around tubs, counters and windows
- Hanging shelves, curtain rods and TV mounts
- Swapping builder-grade knobs and hinges
- Finding your air filter size and changing it
- Weatherstripping doors that let in drafts
A simple way to start your first year
Start with the $59 Fix-It Hour. We'll spend an hour on small fixes and walk the whole home to build a checklist with photos. For a new owner, that checklist is a handy record of where things stand. If you join within 7 days, the $59 goes toward your first month.
The Quarter Round Plan then brings us back each season. The Spring Refresh, Summer Tune-Up, Fall Prep and Winter Inside List each begin with that season's tasks. The rest of the two hours goes to whatever you've noticed since we last came. It's $60 a month or $179 a quarter, plus materials. Larger projects get 10% off for members.
When to call your builder or a licensed pro
Some new-home issues are bigger than they look. We don't do electrical, plumbing, HVAC, roofing, siding or drainage work, and we don't take on anything structural. On new construction, check with your builder first about items they agreed to fix. For everything else outside our work, call a licensed pro.

Common questions
Can you help with my builder punch list?
We can help with small punch list items, like paint touch-ups, trim, caulk and door adjustments. Before you book, check with your builder about what they agreed to fix, so you don't pay for work they planned to do. For items that are left over, or ones you'd rather not wait on, we're happy to help.
What does first year home maintenance include?
It's mostly small, regular tasks. Changing filters, checking caulk, swapping smoke detector batteries, tightening hardware and fixing the little things that show up as you live in the house. Our seasonal checklists handle many of these. The rest of each visit goes to your own list.
Is the plan per home or per person?
The plan is per home, so everyone who lives there shares the same four visits a year. You can cancel with 30 days notice if your needs change. While you're a member, we keep your home checklist up to date, which is helpful when you're still learning the house.
