Owning a single-family rental means small repairs never really stop. Tenants move out and leave nail holes, scuffed walls and a closet door off its track. Mid-lease, there are filters to change and smoke detector batteries to swap. None of it is big, but all of it takes time, and you may not live close by.
Fortress Home Services helps landlords with the small stuff. As a make ready handyman, we patch, touch up and adjust between tenants so the home is ready to show. During a lease, the Quarter Round Plan brings our crew out four times a year. You get a photo report after each visit. Over time, those reports become a record of the home's condition. We work on rentals in Chattanooga and the nearby towns we serve, from Hixson to Ringgold.
Make-ready and mid-lease jobs
- Patching nail and anchor holes after move-out
- Touching up scuffed walls and trim
- Re-caulking tubs, showers and kitchen sinks
- Adjusting doors, closet doors and cabinets
- Replacing worn hinges, knobs and door stops
- Changing air filters and smoke detector batteries
- Replacing burned-out bulbs
- Fixing loose quarter round and baseboards
How landlords use Fortress
For a turnover, book the $59 Fix-It Hour. We'll handle an hour of make-ready fixes and give you a full-home checklist with photos. Items that need more time go on a quote, or we can stay and do them that day if you ask.
For a home with a tenant in it, the Quarter Round Plan keeps regular eyes on the place. It runs $60 a month or $179 a quarter per home. Each rental needs its own plan, and we don't offer multi-property pricing. Members get 10% off projects, and materials are billed separately. You can cancel a plan with 30 days notice, for example if you sell the home.
Calls that need a licensed pro
We don't handle electrical, plumbing, HVAC or roof repairs, even when a tenant calls about them. We also don't do siding, drainage or deck work. Keep a licensed pro on hand for those calls. Our photo reports can still help you spot small issues before the next turnover.

Common questions
Do you offer discounts for multiple rental properties?
No. The Quarter Round Plan is priced per home, so each rental has its own plan at $60 a month or $179 a quarter. Every member home gets 10% off projects. The $59 Fix-It Hour is limited to one per household.
Can you do make ready work between tenants?
Yes, for the small jobs. We patch holes, touch up paint, caulk, adjust doors and swap out worn hardware. Anything that runs past the time you booked goes on a quote. Bigger work, like plumbing or electrical, is not something we do.
What do I get after each visit?
You get a photo report that shows the work we did. We also keep a home checklist up to date for each rental on a plan. For a landlord who doesn't live nearby, that record makes it easier to see how the home is doing and to plan the next round of fixes.
