We will sort the items that fit our work from the ones that need someone else, and we'll be honest about that line. We do not take on anything electrical, plumbing, HVAC, roofing or structural. Those items go to a licensed pro.

How to get the small items done
For most buyers and sellers, the $59 Fix-It Hour is the place to start. You get one hour of small fixes from your report, plus a full-home checklist with photos. Those photos give you a clear record of the work. If your report has more small items than one hour allows, we'll put the rest on a quote. You can also ask us to keep working that day. Materials like caulk and trim are billed separately.
Buyers who are moving in can join the Quarter Round Plan within 7 days of the Fix-It Hour, and the $59 is credited to the first month. The plan brings us back four times a year for two-hour visits. That way, the small items on next year's list get handled too.
Items that need a licensed pro
We can't clear a whole inspection report, and we won't pretend to. We don't do electrical, plumbing, HVAC, roofing or structural repairs. We also don't work on siding, drainage, decks or patios. For those items, hire a licensed pro. Your real estate agent can often point you to one.

Can you fix everything on my inspection report?
No, and it is better to know that now. We handle the small items, like caulk, trim, doors, drywall patches and paint touch-ups. We do not handle electrical, plumbing, HVAC, roofing or structural items, since those need a licensed pro. Many reports have a mix of both, so we can take the small part off your plate.
I'm the seller. Can you help me fix inspection items before closing?
Yes, as long as they are the small items we do. Book the $59 Fix-It Hour and share the report with us. We will start on the items that fit our work. Anything left over goes on a quote, or we can keep going that day if you ask. You also get photos of the home when we're done.
Do I need a membership to use you for inspection repairs?
No. The Fix-It Hour is a one-time visit, and you don't have to join anything. If you are the buyer and want ongoing help in your new place, you can join the Quarter Round Plan within 7 days and get the $59 credited to your first month. The plan is per home.
