What should you fix before selling a house?
Before selling a house, fix the small, visible problems that make buyers wonder what else is wrong. Think cracked caulk, doors that stick, dings in the drywall, loose trim and burned-out bulbs. You usually don't need a big remodel to help a home show well.
Buyers notice the little things during a showing, and a home inspector will write them all down. A long list of minor items can make a solid house look neglected. It can also give buyers a reason to ask for a lower price or repair credits.
Small fixes that are often worth doing include patching nail pops, holes and cracks, then touching up the paint. Re-caulk tubs, showers and sinks so they look clean and sealed. Adjust doors and cabinets that stick, sag or won't latch. Tighten loose railings, handles and hinges. Replace every dead bulb and make sure each smoke detector works. Reattach loose trim and quarter round. Clean the gutters and check that downspouts drain away from the house.
Some problems need a licensed pro, such as faulty wiring, leaking pipes, a heating or cooling system that isn't working, or roof damage. Get those looked at early, because they can take a while to schedule.
If you already have an inspection report, Fortress can work through many of the small repair items on it. Members also get 10% off projects, with materials billed separately.
